How Much Can Your Property Earn on Airbnb in Dubai?

It is the first question every owner asks, and the honest answer starts with market data, not promises. Here is what the numbers say in mid-2026, and what actually drives them.

The Dubai-wide picture

Across roughly 47,600 active short-term listings in Dubai, AirDNA reports an average daily rate of about $234 (~AED 859), an average occupancy of 60%, and an average annual revenue near $19,200 (data as of July 2026).

Averages hide enormous spread. A studio in a far suburb and a 2-bedroom facing the Burj Khalifa are different businesses. For example, third-party data for Business Bay shows a higher daily rate (~$244) with occupancy figures that vary significantly by methodology and season, and a clear peak in December.

Short-term vs long-term

Private-sector comparisons published in 2026 put net yields for well-run short-term rentals above long-term leases in central areas, at the cost of more operations: guest turnover, cleaning, pricing, bills, compliance. That operational load is precisely what a manager absorbs. Treat any precise "guaranteed yield" figure with caution; serious operators show you a property-specific estimate instead.
